What Is Title Insurance and Why Is It Important?

Title Insurance is your protection policy against loss or defects on a specified property. Title Insurance policies protect you, the insured, from claims attached to the property prior to the time of ownership.

A detailed examination or title search of the public records is performed on the specified property to show any title defects and liens, as well as other encumbrances and restrictions, affecting a specific tract of land. Unpaid real estate taxes, unsatisfied mortgages, judgments against the current property owners, and any restrictions limiting the use of the land, are just a few examples. A title search is also done to insure that the current owner of record has a right to transfer ownership of the property with no outstanding liens, defects, or burdens on the property.
